HEARING NOTICENOTICE IS HEREBY GIVEN that the Zoning Hearing Board of West RockhillTownship will hold a hearing on Wednesday, May 1, 2024, beginning at 7:00 P.M. at1028 Ridge Road, Sellersville, Pennsylvania, to hear the following application:Saimar Capital, Inc., which requests the following variances from the WestRockhill Township Zoning Ordinance to raze the existing improvements on the propertyand construct in their stead a new single-family detached dwelling with relatedimprovements: from Section 450-1700.C.5 to permit construction within designatedwetland buffers; from Section 450-1700.C.5(c) to permit construction in areas designatedas the 50 ft. wetland buffer or extent of hybrid soils, whichever is greater; from Section450-1700.C.5(d) to permit construction within areas designated as the 75 ft. wetlandbuffer or extent of hydric soils, whichever is greater; from Section 450-1700.C.5(e)[1],[8], [10], [11] to permit the removal of earth or vegetation, excavation or other activitieswithin the wetland buffer, to allow changes to the existing drainage characteristics, toallow placement of fill, or removal of material, which would alter elevation and to allowplacement of paving, erection of buildings or structures respectively; and from Section450-1701.A to permit construction of a principal building within 25 ft. of the edge ofthose natural features that may not be developed or intruded upon as specified in Section450-1700.
